Well, simply put, we’ll guide you from contract to closing if you find your own buyer or have received an offer from a buyer who is represented by an agent. We’ll help you navigate the common pitfalls and traps that could end up costing you thousands in unnecessary expenses.
Here’s what we offer:
– Preparation: We handle all legally required disclosures and order necessary services like tax disclosures, title reports, CC&Rs, and homeowner association documents (if applicable) to be delivered to the buyer.
– Negotiate Terms of Sale: We review all offers from buyer’s agents and work with you to negotiate the best price and terms.
– Contract Preparation: If the buyer doesn’t have an agent or isn’t sure how to prepare a written offer, we’ll take care of it. Once the buyer and seller agree on the purchase price and terms, we’ll meet with both parties if needed, negotiate any additional terms with the buyer, and prepare a written purchase agreement for both to sign off on.
– Pre-Qualify Buyer: We can verify whether your buyer is qualified for a home loan.
– Estimate of Closing Costs: We can help you estimate your closing costs.
– Open Escrow: We’ll open escrow with a local escrow/title company.
– Escrow Management: We’ll handle the coordination and communication with the escrow/title company throughout the entire process, up until closing.

– Property Inspection Review & Advice: We’ll assist you in the inspection process, including reviewing all inspection reports and providing recommendations. We can also offer advice to your buyer if needed.
– Contingency Removals: We’ll review and negotiate with the buyer on all contingency removal terms, such as the property inspection contingency, appraisal contingency, loan contingency, and more. If the buyer doesn’t have an agent, we’ll even prepare any necessary documents for them.
